More incentives? I hope so!

So I just emailed our SR to ask for some incentives since we are going to use their mortgage company, NVR. I don't think I asked or much either considering that people ask for more things like finish basements and morning rooms and etc.. Lol... But so far, the only incentives we did get was a free morning room which is actually their promotion right now, a free bonus room and first floor bedroom for building on the lot they've been trying to sell which was advertised by our SR to sell the lot which we took:). But there really wasn't an incentive for going with their mortgage company whom they are also partners with! So all I asked for is a morning light fixture, staircase railings instead of a half wall (which is standard), and laminate flooring in the kitchen and morning room. Do you think that's too much to ask for?? I didn't think it was because we are paying them two ways, through Ryan Homes and NVR. I emailed my rep basically begging for those little incentives and told him that it can be a gift to us for the baby shower! Lol... How embarrassing but I don't care:)... These pregnancy hormones are sure taking over me. Haha.. Anyways, please pray that he will be able to give those incentives to us. I would love our SR even more for doing this as a favor to my husband and I! Lol.. He's so awesome already but what will make him more awesome is accepting the upgrades. We actually didn't even negotiate a price with him when he did pricing either so I think it will only be fair, right?? It'll save the trouble for having to deal with a pregnant woman! LOL!!

Elevation C on the Verona

Here is a picture of how our Elevation will look like. I believe on our list of things, it says that the driveway will be on the left too so it should look exactly like this=)...I think in this picture, the color of the stone is Kentucky but we chose Pennsylvania instead and their newer selection of planks called Heathered Sage. Our trimming and everything will be almond too. I'm getting so excited about the house already! Please continue to keep us in your prayers for the NVR mortgage loan approval! Haven't heard anything yet but it's only been 2-3 business days. Haha...Maybe we'll heard something today or tomorrow because my husband noticed that they did a credit check on him yesterday. I'm hoping we get the package today! We'll continue to update!

Great News!!

Guardian called my husband today to schedule an appt so we can go over where we want the wiring and stuff like that. He didn't schedule an appt yet because he wants to make sure we get approved for the NVR mortgage loan. So what he contacted our SR via email and asked if we should schedule even though we haven't received anything by mail from NVR and our SR says that we should be receiving it either tomorrow or Thursday! So I am assuming we are approved and just have to send in paper work and stuff?? I hope so because my husband and I have been so anxious to find out and I have been losing sleep! Lol.. Anyways, my husband will be scheduling the guardian appt for this weekend and hopefully flooring calls us soon so we schedule the same day too! I've been reading over some other blogs about vinyl flooring and looking at the photos and they aren't too bad! One thing we are gonna change is getting railings instead of a big old half wall and a morning light fixture:)y husband didn't want it at first and wanted to just get the pre-wiring for it until he found out the pre-wiring is $70 cheaper than to just get the fixture itself. Lol... But yes, those are the only changes we are gonna make. In the future when we have money, we will change the flooring to laminate hardwood because real hardwood is too to maintain and my son is only turning 2 and I'll be expecting another baby! Can't invest in something that isn't gonna last long with kids:) anyways, I'll be updating whenever we get the guardian and flooring appts done . Oh and I forgot to mention the great news!!! After my husband emailed our SR, he wrote back to let us know that they had a meeting yesterday and have a spot to fill in to make the lumber order!! Then he said that we can close in April/May of we would like to!!! Of course we took that opportunity!!! Lol... I told my husband that we can just save up for the next 3 months in case we have to cough up anything else:) plus we are thinking about moving back in with his parents until the house is ready. That means Evan (my son) gets to spend time with grandma and grandpa until we move away (only an hour drive). Haha.. But if we move in with his parents temporarily then we will save a lot of money in case we have anything else to pay at closing:) so please keep us in your prayers! We know that God is the ultimate provider so we've seriously just given it up to Him. His timing and plans for us are crazy but after thinking about it, He really has a wonderful plan for us:) we just gotta stop being the drivers in our life and let God be the only driver! But yes, please do keep us in your prayers, financially, physically with a new addition coming to the family, and mentally.

WE SIGNED 1/26/13 AND EVEN MORE WONDERFUL NEWS!!

We signed the contract yesterday for the Verona at the Rosegate neighborhood in Gastonia, NC!! We are still in disbelief right now but we are so excited!! The only thing left is to get approved by Ryan Homes' mortgage company, NVR. I've heard some good stories and bad stories about them but I don't know what will happen. It's all in God's hands for us. Keep us in your prayers to get approved! We are just so anxious to find out but so scared and nervous! Lol... I don't know if that's how everybody else felt.

Other than that, we had some very interesting news today...So I found out today that my husband and I are expecting our 2nd child!! THIS WAS SO COMPLETELY UNEXPECTED!! We did not plan for this but one thing I remember is that God surely does know how to throw a curve ball at you. Haha... Children are blessings and they are life changing things in our lives. Thank God for such wonderful blessings=). I just can't believe what has happen in just 2 days! Lol... But yes, we are expecting and I believe I should be due around the end of September to the beginning of October. According to my Monthly App, I should be due October 5th! If we get approved for the loan then the house should be done between May/June so that is good timing for us. Okay now back to the house because I've got some goodies to show!!

So our lot was the home of the month lot and we got a seriously AWESOME DEAL!! Our sales rep is the best!! And not to mention our real estate agent!! Absolutely love them both! So anyways, we got the Verona, and with the lot that we are building on, the bonus room and the first floor bedroom which comes with a full bathroom comes with the Verona AT IT'S BASE PRICE! When I heard that, I knew it was a steal right away!! I must say, the timing could have not been better! It's like God knew exactly what He was doing and all we had to do was give it to Him! My husband and I have been looking for a house for 6 months now and no luck at all! Especially in USDA areas! That was extremely hard! But all of a sudden, this lot in Rosegate became home of the month and with lots of free things! BTW, did I mention that Ryan Homes is having a promotion of  A FREE MORNING ROOM?!?! This is nuts!! But we are so completely blessed!! 3 free rooms at the base price that covers everything!! Then we just add our upgrades which were not much at all=). Here is what we got in our Verona:

This just comes to shows that God truly provides and He knows our hearts more than we do or anybody else. We are excited especially since it is our first home and first time building a home! I love the Verona so much, I don't think I ever want to sell it! Lol...Anyways, here are some pictures of the model home! Meeting with Sales Rep to what Home and Upgrades and etc

Hello all! This is my first time ever blogging but I decided to start to keep up with our first home and our first time building with Ryan Homes!! So yesterday (Thursday, January 24), my husband and I went to talk to the sales rep at Ryan Homes in Gastonia, NC and we went over all the details with building on the lot that they are throwing incentives in to sell. We were only able to go over the Rome plan but the model home that they have in the Rosegate subdivision is the Verona which I absolutely LOVE!! I don't want to say much yet because my husband and I still have to meet up with our sales rep Saturday to discuss colors and stuff, but I want to discuss the WHAT IF we built the Verona instead. I did all the pricing and stuff after we got home last night and I think building the Verona would be cheaper than building the Rome and if that is the case on Saturday, my husband and I plan on jumping in that boat!! I absolutely LOVE LOVE LOVE the Verona and have to have it!! The kitchen is my thing and I have to have my islands!! So let's hope it all goes well Saturday and maybe the Verona on that specific lot is cheaper than the Rome=) I'll be updating that day!! Maybe we will even sign the contract^____^
